Can cracked concrete be repaired, or does it need replacing?
Hairline and shrinkage cracks are cosmetic and can be sealed. Cracks with one side higher than the other, spalling that goes below the surface, and slabs broken into moving pieces are structural, and repair is money spent on concrete that has failed. A sunken but intact slab is lifted; a broken one is replaced. An honest look tells you which you have.
Why is my concrete surface flaking?
Spalling — water got into the surface, froze, and pushed the top layer off. It happens to concrete that was finished while bleed water was still on it, that was never sealed, or that had de-icing salt on it in its first winter. Shallow spalling can be resurfaced; deep spalling across a slab usually means replacement.
